Head of Projects
1. Role Purpose
As Head of Projects, you will own the full life-cycle delivery of BLK BOX’s large-scale gym fit-out and specialist flooring projects worldwide. You will lead a multi-disciplinary team, optimise processes and budgets, and act as the senior point of contact for clients, suppliers and internal stakeholders—ensuring every project is delivered safely, on time, and within budget, while reflecting BLK BOX’s commitment to world-class quality and customer experience.
2. Key Responsibilities

Project Leadership | • Define and execute project strategy, schedules, risk registers, and resource plans for projects ranging from £50k to £500k. • Chair Stage-Gate reviews from concept to practical completion and hand-over. |
Team Management | • Recruit, coach and performance-manage a team of project managers, coordinators and installation engineers (onsite & remote). • Build a positive culture centred on safety, accountability and continuous improvement. |
Commercial & Financial | • Own P&L for the projects portfolio; track margin, cash flow and cost-to-complete. • Negotiate contracts, change orders and supplier terms; approve purchase orders/invoices within delegated authority. |
Client & Stakeholder Engagement | • Act as senior escalation point; lead progress meetings, issue resolution and scope management. • Translate client objectives into deliverables and win repeat business through outstanding service. |
Process & Continuous Improvement | • Standardise PMO methodology (e.g., Prince2, APM, or PMI) and deploy project controls software. • Lead lessons-learned workshops; implement Kaizen actions to shorten cycle times and reduce rework. |
Health, Safety & Compliance | • Ensure CDM 2015, ISO 45001, and local HSE standards are met across all sites. • Oversee RAMS, toolbox talks, and contractor onboarding. |
Reporting & Metrics | • Produce weekly portfolio dashboards covering schedule variance, earned value, risk ranking, and customer NPS. • Present KPI reviews to the Executive Team and Board. |
3. Experience & Qualifications
- Minimum 5 years’ end-to-end project management in construction, interior fit-out, or flooring installations
- Demonstrable track record delivering multi-site, high-spec commercial projects in the UK/Europe; global exposure desirable
- Degree (Construction Management, Engineering, Project Management or similar) or equivalent vocational experience
- Professional certification (APM PMQ, PMI-PMP, Prince2 Practitioner or RICS/MCIOB chartership) preferred
- Strong commercial acumen—budgeting, contract law (JCT/NEC), procurement and supplier management
- Proven leader of cross-functional teams and external contractors in a safety-critical environment
- Proficient in MS Project or Primavera P6 plus ERP/finance systems; BIM and 3D visualisation familiarity a bonus

5. Travel & Working Pattern
The role is based at the BLK BOX HQ in Belfast, with occasional site visits across the UK.
